When you partner with Philip you are not just hiring a standard listing agent, he is your representative from start to finish.
Unlike what typical agents provide, Philip steps out of the box and offers two distinct types of listing contract options. The first is the more traditional listing with a competitive commission fee of the final sale price (half to list side and half to the buyer’s agent). The second option is a fully curated experience for the seller, which incorporates a lifestyle concierge style service into the sales process.
When choosing this option, Philip will take on the responsibilities of a full time event coordinator in addition to the traditional roles of the listing agent. Selling your home is often a significant life event that deserves precise attention to detail, thoughtful timelines and organized workflow.
In the second option, which is exclusively available for select properties, Philip will step back and refer out any other listings or buyer representation requested of him for a specified period of time as all of his devotion and time is employed with your property alone. He will provide an all in one comprehensive service for all related marketing and preparation services. This is truly a curated experience in which home design updates, remodeling, landscaping, moving services, cleaning, staging, video/photography and more are planned, organized and executed on your behalf. He will physically be there for each step overseeing and ensuring quality control. This saves you, the seller, significant time from the daunting tasks of calling around, scheduling appointments and the endless communications related to coordinating these professional services. Philip will utilize his professional contacts and relationships with trusted professionals to get your home ready and listed in record time with phenomenal results.
This premium service is based on a tiered percentage of the listing’s ask price not to exceed 2% of the ask price. It is paid within the first 30 days from when the exclusive listing agreement is signed. This is in addition to the aforementioned listing fee that is paid when the home is sold.
Regardless of which option you choose, Philip will provide his industry expertise and employ his marketing savvy and strong negotiation skills to get your home sold.
